DUE DILIGENCE

  • Participation throughout the entire due-diligence process in coordination with investment officers to determine viability of investment
  • Develop strategy, which seeks to maximize value through planned holding period

CONSTRUCTION

  • Monitor investment through all construction stages: pre-development, pre-construction, construction and closeout
  • Ensure compliance with loan documents and/or operating agreements; review construction contract; manage budget allocations and oversee financing/refinancing

OPERATING

  • Long-term return emphasis
  • Develop operating and capital plan (Budget Package) annually – focusing on overall goals for financial performance, maintaining asset’s physical condition and value preservation/enhancement programs
  • Monthly projection of revenue, expenses, capital needs and returns
  • Day-to-day management of property management operations – leasing/management

DISPOSITION

  • Develop comprehensive annual hold/sell analysis
  • Evaluate potential sales opportunities
