The Stacks Named 2026 Costar Multifamily Development of The Year
The Stacks, a 7-acre, two-million-square-foot mixed-use waterfront neighborhood in Buzzard Point, has been named the 2026 CoStar Impact Award winner for Multifamily Development of the Year in Washington, D.C. The award is one of the industry’s highest honors recognizing projects that demonstrate exceptional impact, innovation and execution.

Developed by Akridge and National Real Estate Development, The Stacks delivered in early 2025, reshaping Buzzard Point from an industrial site into a vibrant waterfront neighborhood, completing the final link between The Wharf and The Yards. Guided by the principle that “people beget people,” the project was conceived as the social and economic heart of an emerging submarket by pairing housing, public space and neighborhood-serving retail to create a place where community naturally takes root.
Phase I of The Stacks delivered more than one million square feet of development, including 1,116 residences across three architecturally distinct buildings, 40,000 square feet of retail, 11,000 square feet of coworking space, 90,000 square feet of amenities and a network of activated public spaces. The project has quickly become a catalyst for economic activity and neighborhood vibrancy, introducing new foot traffic, supporting local businesses and establishing a strong sense of place in Buzzard Point.
The Stacks also expands housing choice and accessibility in Washington, D.C. Approximately 10 percent of residences are dedicated to affordable housing, while Colette introduces D.C.’s largest co-living community, offering a flexible and more attainable housing model that reflects evolving urban lifestyles. Together with traditional apartments in The Byron and Everly, the residential mix supports a diverse and inclusive community.
By centering housing as the driver of placemaking, The Stacks sets a new benchmark for multifamily development in Washington, D.C. and offers a model for how cities can grow more connected, vibrant and equitable over time.
