National and Clark Construction Top Out Concrete Structure at 150 Van Ness

SAN FRANCISCO – Clark’s team in San Francisco has topped out 150 Van Ness, a 420-unit apartment building taking shape in the heart of the city’s Civic Center neighborhood. The milestone marks the completion of the building’s cast-in-place concrete superstructure and comes nine months after the project’s mud slab was poured. Crews placed 18,000 cubic yards of concrete to complete the complex’s 13-story frame.

To celebrate the occasion, Clark hosted an appreciation luncheon for craftworkers that included remarks from client Van Ness Hayes Associates, LLC, (comprised of National Real Estate Advisors and Emerald Fund) and Clark executives. Jeff Kanne, President and CEO of National Real Estate Advisors, addressed the team saying, “we appreciate the teams of craftworkers and trades working with Clark Construction to build this first-class project on schedule and on budget.” While the ceremony recognized construction progress, the event also provided an opportunity to commend the crew’s safety performance. Craftworkers have worked more than 250,000 hours without a lost time incident, evidence of the team’s personal commitment to safety and to providing an incident- and injury-free workplace.

With this milestone realized, the project team will focus on completing the building envelope and interior work. In May, Clark constructed two mock-up units to provide the client with a first-hand look at apartment finishes and establish quality standards with interior trades. Finish work currently is underway on the first four levels. At the building’s exterior, craftworkers have installed glass on 5 of 13 floors. Distinctive terra cotta panels will complete the exterior skin and create the structure’s unique aesthetic.
The 450,000 square-foot building will feature 9,000 square feet of ground-level retail, one level of below-grade parking, and an array of amenities, such as a rooftop terrace, lap pool, spa, golf simulator, yoga studio, theater room, and basketball courts. Remnants of the old California State Automobile Complex, which was demolished to make way for the apartments, will be visible throughout the new building, including reclaimed plaster accents on the first and second floors. The building will be GreenPoint Rated under the Build it Green Multifamily Building rating system.
150 Van Ness will further enhance Clark’s $9 billion residential portfolio. Clark plans to turn over 100 of the building’s apartments in February 2018; remaining units will be turned over in April.
